What Is a Mortgage Recast?

A Smart Strategy When Buying Before Selling
Buying your next home before selling your current one? Here's a mortgage strategy you may want to know about.
One trend I'm seeing more and more with homebuyers is the decision to purchase their next home BEFORE selling their current one.
Why? Because they want more control over their move.
With homes taking longer to sell in today's housing market, many buyers don't want to risk missing out on the right home while waiting for their current property to sell. They also want to avoid making their purchase contingent on selling their existing home, which can make an offer less attractive to sellers.
Instead, they're choosing to buy first, move on their own timeline, and sell their previous home afterward.
And that's where a strategy called mortgage recasting can come into play.
What Is a Mortgage Recast?
A mortgage recast allows you to make a large lump-sum payment toward your existing mortgage balance and have your lender recalculate your monthly principal and interest payment based on the new, lower balance.
The best part?
You keep your existing interest rate and remaining loan term. There's no need to refinance into a new mortgage.
Here's a simple example:
Let's say you purchase your next home with a $400,000 mortgage at a 6.5% interest rate on a 30-year term.
Your initial principal and interest payment would be approximately $2,528 per month.
A few months later, your previous home sells, and you decide to apply $150,000 of those proceeds toward your new mortgage.
If your loan is eligible for recasting, your lender can recalculate your payment based on the reduced balance.
Your new principal and interest payment could drop to approximately $1,580 per month, depending on when the recast occurs.
That's nearly $950 per month in payment savings, without refinancing or changing your interest rate!
Example is for illustration only. Actual payments depend on the remaining principal balance, loan term, and recast timing. Taxes and insurance are not included.
Why Are More Buyers Considering This Strategy?
I'm working with more buyers who would rather control the timing of their move than feel pressured to coordinate two closings on the same day.
Buying first can provide several advantages:
More flexibility: Move into your new home before preparing your previous home for sale.
Less pressure: Avoid feeling rushed to sell or accept an offer simply because you need the proceeds immediately.
Stronger purchase offers: Potentially purchase without a home-sale contingency.
A plan for later: Use proceeds from your previous home to reduce your new mortgage payment through a recast.
Of course, buying before selling requires the ability to qualify for and temporarily carry both homes, along with a plan for your down payment and other expenses.
That's why having the right financing strategy in place BEFORE you start shopping is so important.
Is a Mortgage Recast Right for Everyone?
Not necessarily.
Not all mortgage loans are eligible for recasting. Conventional loans are commonly eligible, while government-backed loans such as FHA, VA, and USDA generally aren't.
Lenders and loan servicers may also have minimum lump-sum payment requirements, fees, and specific eligibility guidelines.
And remember, a recast lowers your required principal and interest payment, but it doesn't change your interest rate.
The Game Plan Matters
The biggest takeaway isn't simply that mortgage recasting exists.
It's that the way you structure your next home purchase can create opportunities and flexibility down the road.
I've helped buyers explore different ways to purchase before selling, and recasting is one of the strategies worth discussing when we build their financing Game Plan.
Every situation is different, but understanding your options early can help you make a more confident decision, avoid unnecessary pressure, and move on YOUR terms.
